As an estate agent and resident of Kineton for the past 12 years, I’m often asked what makes our village so special. Having helped many people buy and sell homes in Kineton, I can confidently say that while the properties are important, it’s the lifestyle and community that truly make people fall in love with the village.

The community spirit was particularly evident during the Covid pandemic. Many younger residents helped older neighbours with shopping and errands, ensuring everyone was supported. In fact, one thing that stood out to me during that period was that we barely needed to leave the village. With so many excellent local businesses and services on our doorstep, Kineton had everything we needed.
That sense of belonging is one of the main reasons people move here and why so many choose to stay for years, often moving within the village as their circumstances change.

The village is exceptionally well served for its size. Residents enjoy access to independent businesses including Corner Cottage Bakery, Gilkes Café, Shukurs Indian Brasserie, Pizza Junction, Kineton Chippy, Flower Thyme, local hairdressers and barbers, a pharmacy, two doctors’ surgeries, opticians, a veterinary practice, a post office, funeral directors, the Co-op and much more.
In fact, many people don’t realise just how convenient Kineton is until they move here.
If I had to choose a favourite local spot, it would be hard to choose one but would definitely be Gilkes Café for one of their famous large breakfasts – the perfect way to start a weekend before heading out for a walk then stopping at Flower Thyme to browse through this beautiful shop with its array of gorgeous flowers and special gifts which are skilfully and thoughtfully displayed to catch your eye as you drive by and step through the door.
The countryside on your doorstep
When I’m not helping clients move home, you’ll often find me walking my dog, Milly, around the local countryside.
My favourite hidden gem is the Red Road circular walk linking Kineton and Little Kineton. It’s one of those places that perfectly captures everything people love about rural Warwickshire. The route offers rolling countryside, wonderful views towards Edge Hill, birdsong, open skies and the chance to meet fellow dog walkers along the way.
For me, some of the best views in the area can be found looking towards Edge Hill from this route.
It’s these everyday moments that remind me why I chose to live here.
The best of both worlds
Kineton offers the perfect balance between countryside living and accessibility.
Residents can easily reach Banbury, Warwick, Leamington Spa and Stratford-upon-Avon, making it an attractive location for commuters and families alike. Banbury railway station is approximately 20 minutes away and offers direct services to London Marylebone in under an hour.
As a result, buyers often see Kineton as both a countryside retreat and a practical commuter village.
A thriving village throughout the year
The village calendar is packed with events that bring residents together. The Farmers’ Market remains popular, while the annual Battle of Edgehill re-enactment provides a fascinating connection to the area’s history.
For me, however, the most magical time of year is Christmas. The Victorian Market and Carols on the Green create a wonderful atmosphere and demonstrate everything that’s great about village life. It’s a time when the whole community comes together and visitors get a real sense of what makes Kineton so special.

Walk around the village, enjoy a coffee or breakfast in one of the local cafés, explore the countryside, and talk to residents. Visit at different times of day and experience the atmosphere for yourself.
After living here for 12 years, I still believe Kineton is one of Warwickshire’s best-kept secrets. It’s a welcoming, vibrant village with outstanding amenities, beautiful countryside and a genuine sense of community.
